Airport Hotel

200+ room airport hotel currently Rydges developed by OA John (Foxy) Robinson. Soon after leaving DBI, Warren Coyle introduced Vaughn to Noel Robinson. Understanding Noel was ready to retire soon and hand over to a number senior staff, however required someone with suitable experience to head up this the transition.

The complexities of inheriting a design (locked in) during the Airport Authorities equivalent DA process bringing to tender under lump sum, which the client revised to a Design and Construct with a non-conforming tender. Along with a very complex, bureaucratic Certification process via the airport building controller are challenges accepted and met by Vaughn.

Bringing the project to the end of the Airport builder controller process and full approvals while negotiating a phased approval process allowing the project to progress on site up to facade glazing. Noting the the largest challenge was faced by the main contractor, who undertook non-conforming civil/site conditions negotiations of de- watering and site decontamination which includes PFAS treatment and high tidal water table. Conforming tender, was to work with the on site civil contractor familiar with the site and conditions.
